Zoning & Village Center Plan

The Village Planning Board proposed Master Plan

April 9, 2012

The Village Planning Board has proposed a new MASTER PLAN  www.southamptonvillage.org/gallery/MasterPlanFinalDraft.pdf and changes to the ZONING TEXT  http://www.southamptonvillage.org/gallery//SouthamptonVillageCenterZoningArchitecturalDesignGuidelines.pdf  for the Village Business District which could have enormous impact on it’s future character.

The proposed “build-out” would add an additional 2 million sf to the existing 1 million sf of built area (the Empire State Building is 1 million square feet).

The Association has actively participated in the process by conducted a SURVEY (link to post of Survey below)  of residents and commissioning an independent planning POLICY PAPER (9.30.11 post) by BFJ Planners, both of which support moderate growth and protection of the Village character.

Our position is:

-No to hotel/time share
-Yes to residential if restricted (within the Historic District) to existing building floor area
-No to increased height above 35′
-No to building footprints above 5,000sf (except super markets)
-No to allowing grocery stores along Rt 27 (to prevent growing the highway at the expense of the Village)
-No to increased building depths above 75′ in the Historic District or on upper floors
